August 2026 Updates
ATTENTION ALL HOMEOWNERS/RESIDENTS
Sealcoating Project Update
Damico has sealcoated Auburn Court and the west side of Millington Way as of August 8. The heavy rains of the last few weeks prevented them from completing the project. Damico will sealcoat Benham Court, east side of Millington Way, and Timbers Trail next Friday , August 28, 2026.

All homeowners/residents must remove their vehicles from driveways, parking areas, and cul-de-sacs by 7:00 am on your scheduled day. Cars will be towed at the owner's expense.

There will be NO PARKING in cul-de-sacs.

Parking will be available on Millington Way, Timbers Trail, and the Professional Building (see map site) on River Rd.

Emergency Contact Forms
If you have not yet returned the Emergency Contact Form to NWP, please do so immediately. Each homeowner/resident was sent a letter that included the Emergency Contact Form. You can also find the form on Timbers Website, under Documents. The Board and NWP use this information to contactur homeowners/residents with important Association news, when projects, repairs, or other work are taking place on the property, and in an emergency. This is the last reminder! Anyone who has not submitted the Emergency contact form will be fined per Rules and Regulations.
Sewer/Plumbing Issues
Homeowners/residents of the Timbers Condo Association continue to experience sewer backups in the lower units. These sewer issues can cause costly damage to basement areas. This is not only an issue for lower units but for ALL homeowners/residents. All unit pipes ( upper and lower units) enter into a single pipe leading to the city sewers. For this reason, it is the responsibility of all homeowners/residents to follow the guidelines put forth from the Board and NWP.
Here is a list of items that SHOULD NOT be put into toilets, sinks, and garbage disposals in all units.
* flushable wipes. * grease
* trash. * rags
* papers/ paper towels * ashes
* cigarette, cigar butts * cat litter
* diapers. * sanitary napkins, tampons
* large amounts of toilet paper
* foods that don't grind well in garbage disposal ( ie., meat, fruit rinds, a lot of vegetable peelings)
* It is recommended to limit use of your garbage disposal and to run water down the garbage disposal for several minutes after grinding food.
Lastly, it is recommended for all lower level unit owners to check your individual insurance policy to include sewer damage .
End of Summer Reminders
As the summer season comes to an end, please keep in mind that the Timbers Condominium Association has Rules and Regulations in place to maintain a clean, safe, and attractive environment for all members of the community.
Here are some items that may need attention from homeowners/residents…

ALL CHANGES MADE TO “COMMON AREAS, " INCLUDING ALL LANDSCAPE CHANGES, MUST BE APPROVED BY THE BOARD. PLEASE USE THE ARCHITECTURAL REQUEST” AND SUBMIT TO NWP, PRIOR TO STARTING THE PROJECT.

Please clean plant beds of dead plants, empty pots, bags of soil, and other planting debris.

Please remove, replace, or reposition solar lights in plant beds.

Please remove/replace deteriorated or unkempt exterior decorations, landscape ornaments, furniture, and similar items.

For those with lower-level decks, it is the homeowner's responsibility to maintain decks.

It is the homeowner's responsibility to maintain air conditioner units that are not level and sinking.

Toys, pools, bikes, and other items are not to be left in common areas. (Common areas include all outside areas other than patios/decks and foyers ).

Please remove excess clutter from patios and decks. Only seasonal items should be placed on decks and patios.

Charcoal and gas grills are not allowed on decks or patios. Only electric grills are allowed. Gas grills are allowed only on driveways and must be at least 10 feet from the building. Gas Grills must be put away in the garage once cooled.

Dog Owners:

Garbage cans for dog feces should be placed in a discreet area to maintain community aesthetics.

Please pick up dog feces and discard them in the trash.

All dogs must be on a leash when walking- City of St. Charles Ordinance.

Reminder to put trash cans and recycle bins in the garage at the end of day on Tuesday after pick-up. If you will not be home to take care of your trash can, please ask for assistance from a neighbor.
