• Financials approved

• Hail Claim  Update:

  • All 17 Buildings approved for roof replacement.

  • 12 of 17 Buildings approved for siding replacement  (Buildings 1, 4, 6, 10, and 12 have vinyl siding and were not covered) 

  • Gutters and soft metals are still under review. 

  • Board walked around the property last week and chose colors for the roofs and siding  

• CAU Insurance for 2026-27 renewal approved 

• Mr. Natural - Carpet Cleaning Approved for sometime in April. Dates TBA.

• Building 16 will have skylight in the common foyer removed at time of roof replacement.  Painting of foyer will be completed after above repairs. 

• Not Just Grass- Auburn and Benham Court sidewalk damage issues 

• Tree Trimming Proposal- Determined after Board walk around in Spring 

• Wooded area clean-up and tree trimming in Auburn Court - completed. 

• Sidewalk Plow Damage - Board will request a monetary value from NJG for repair. 

• Damico Sealcoating Proposal Approved-  Cul-de-Sacs and parking will be done as soon as weather permits.  Driveways will wait until roof and siding replacement are completed due to possible damage. 

•  Glen Galis Proposal for Sidewalks and Stoop Approved with Building 17 added. 

• Building 13 - Replace salt in salt bucket. Salt has hardened

• Emergency Forms will be sent to each homeowner for update. 

• Annual Contracts/Routine Maintenance 

  • Landscape - Not Just Grass- Expires: 11/30/26

  • Snow Removal- Not Just Grass- Expires- 4/15/27

  • Insurance - Hollinger- March/27

  • Taxes- Cantey& Assoc. Expires: Annual 

  • Trees- Kramer Tree- Based on Proposals
